The Placer Condominium Association
Preserving history
An attentive and engaged owner’s association is key to the success of any condominium community. According to Montana law, condo associations are responsible for overseeing the financial health of the organization and for keeping the physical property attractive and in good repair. Additionally, the FHA requires a condo association to be certified before any of their mortgages can be insured. To maintain its certification, the board must meet regularly and keep accurate records.
At The Placer, we have an active homeowner's association overseen by a 7-person board. The board meets monthly, which are open to the association at large. Officers are elected at the annual meeting held every fall in the grand lobby. The monthly dues for each resident are modest and are based upon the overall yearly budget apportioned in relation to the square footage of each unit.
Since assuming responsibility for the building in 2010, the Placer Condominium Association has taken its role as historical caretaker most seriously. The building is cleaned daily and all maintenance issues are addressed and resolved in a timely and efficient manner. For the convenience of the residents, a part-time office administrator is available Monday through Friday in the lobby office. A reserve fund established when The Placer was converted into condos continues to grow, and the association has substantial resources to cover unexpected expenses and special projects. In August, 2013, residents of The Placer celebrated its Centennial with local officials, residents of Helena, and out-of-town visitors, many of whom lined up for unit tours and a chance to see what The Placer looks like today.
The Placer Condominium Office is located in Suite 105 in the lobby (Monday-Friday from 9AM-1PM).

I was one of the first to buy an apartment at The Placer, and it’s been so exciting to watch and be a part of the restoration process—especially the lobby and the original doors. The building security is top-notch and because Montana winters can be so long and cold, I really appreciate the efforts that have gone into making our common areas so much warmer.”
